- Own a property in the UAE worth at least Dh750,000.
- If the property is mortgaged, you’ll need a No Objection Certificate (NOC) from the bank or developer, as well as the property mortgage statement.
- For completed properties (not under construction), you’ll require proof of payment for at least 50 per cent of the entire property value, which amounts to Dh375,000.
- In the case of joint ownership by a husband and wife, the shares must be equal between both parties. If not, the highest shareholder becomes the primary visa holder and sponsor for their spouse.
Required Documents
When applying for the two-year property investor visa, you need to submit the following documents:
- A title deed for the property in Dubai with a stated value of at least Dh750,000. Note that title deeds issued for other emirates or by the Dubai International Financial Courts Authority (DIFCA) will not be accepted.
- A copy of the initial sale certificate if the property is mortgaged by the developer.
- A No-Objection-Certificate (NOC) from the bank if the property is mortgaged.
- A marriage certificate attested by the Ministry of Foreign Affairs and legally translated into Arabic for spouses with joint property ownership.
- A passport copy with more than six months of validity.
- A copy of your current UAE visa (residence visa, tourist visa, or visa-on-arrival permit).
- Emirates ID, if you are currently a resident.
- A passport photo following the requirements of the UAE’s Federal Authority for Identity, Citizenship, Customs, and Port Security (ICP).
- Valid health insurance from a company in the UAE.
- Police Clearance Certificate (PCC) from Dubai Police, addressed to DLD.

How to Apply for Dubai’s Two-Year Property Investment Visa
Applicants have two options to apply for the two-year property investor visa:
1. Visit the DLD Cube Reception
Location: Ground floor of DLD’s official headquarters, Baniyas Road, Rigga Al Buteen, Deira.
Timings:
- Gather all required documents and visit the DLD Cube reception.
- A customer service agent will verify the documents and assist with filling out the visa application.
- Proceed to the customer service counter to pay the fees and submit the application.
- After submitting the application, you will be notified about your medical fitness test and fingerprint scanning appointment for the residency permit and Emirates ID. A reference number will also be provided for application tracking.
2. Fill Out the Investor Visa Application Online
- Visit the DLD Cube website: dldcube.com.
- Click on ‘Our Services’ and select ‘Property Investor Visa for 2 Years’.
- Click on the ‘Apply Online’ button.
Enter the required details, upload the necessary documents, and click ‘Submit Request’. An OTP will be sent to your registered mobile number for confirmation.
After submitting the application, DLD Cube will verify the details, and you will be notified to visit the reception and pay for the investor visa. A reference number will be provided for application tracking.
Processing Time for the Property Investor Visa
According to the DLD call centre (800 4488), the entire application process takes approximately seven to 10 days.

- Type in the quote number (tracking number) provided by DLD Cube during the application submission.
