Requirements to Apply in the UAE

  1. Own a property in the UAE worth at least Dh750,000.
  2. If the property is mortgaged, you’ll need a No Objection Certificate (NOC) from the bank or developer, as well as the property mortgage statement.
  3. For completed properties (not under construction), you’ll require proof of payment for at least 50 per cent of the entire property value, which amounts to Dh375,000.

When applying for the two-year property investor visa, you need to submit the following documents:

  1. A title deed for the property in Dubai with a stated value of at least Dh750,000. Note that title deeds issued for other emirates or by the Dubai International Financial Courts Authority (DIFCA) will not be accepted.
  2. A copy of the initial sale certificate if the property is mortgaged by the developer.
  3. A No-Objection-Certificate (NOC) from the bank if the property is mortgaged.
  4. A marriage certificate attested by the Ministry of Foreign Affairs and legally translated into Arabic for spouses with joint property ownership.
  5. A passport copy with more than six months of validity.
  6. A copy of your current UAE visa (residence visa, tourist visa, or visa-on-arrival permit).
  7. Emirates ID, if you are currently a resident.
  8. A passport photo following the requirements of the UAE’s Federal Authority for Identity, Citizenship, Customs, and Port Security (ICP).
  9. Valid health insurance from a company in the UAE.

  • Proceed to the customer service counter to pay the fees and submit the application.
  • After submitting the application, you will be notified about your medical fitness test and fingerprint scanning appointment for the residency permit and Emirates ID. A reference number will also be provided for application tracking.

2. Fill Out the Investor Visa Application Online
